Felix and Lauren were referred to me early this year by Kaitie and Dylan who just closed back in March* (Everyone with me now - "MVP! MVP!")
Lauren and Felix came to me with a rock-solid plan to sell their first investment in real estate, their townhome on Holly Street, so they could trade up for a larger home to accommodate their evolving lifestyle and family from out of the country. We decided to list at a price that reflected the renovations Lauren and Felix had done on the home, which would also benefit them enough to put them in the position to purchase again easily.

We listed this property at the end of April and thanks to our Coming Soon campaign, we managed to put it under contract in record time!
1. First our "Quality Control Specialist" spent the afternoon touching up caulk, picture holes, and paint throughout the home so that it stood out amongst the competition as the "most well-maintained".
2. Next, we brought in our cleaners to make the townhome shine from top to bottom 🫧
3. Lastly, we staged it with the help of Woven Home Staging and had it photographed by our friend Meg at Roost Imagery.
4. Normally, we place our feature cards throughout the property and set up our sanitation station and marketing counter for showings - but this home had to go active before our photos were back, and before the cards were printed.
5. It was a bit of a mad dash, thanks to the Coming Soon interest, and two different offers were submitted above asking by the Wednesday that we went "Active".
And that's the magic recipe, y'all!
We listed it as "Coming Soon" on Saturday afternoon and by Monday we had an offer - sight unseen. Lauren and Felix had the good sense to ask the buyers to view the property before going under contract, so we switched from "Coming Soon" to "Active" on Tuesday, and by the end of the day, we had a second over-asking offer in hand. The same night, we were Under Contract with a buyer keen to take the home off the market for over what we thought we'd get for it. We were thrilled to have found someone so excited about the home and to come to a mutual agreement so quickly.

We sailed through inspections like it was nothing, high-fived at appraisal, then frolicked to the closing table, the prospect of a dreamy new home just on the other side of our search.
