Herzlichen Glueckwunsch, Bianca and Travis!

They set their sights on a specific type of remodel and ended up purchasing exactly what they manifested!

Congratulations on the purchase of your beautiful new home, Bianca, Travis and Watson!

I opened my computer on the other side of the world, while on a "work from home vacation" in Germany, and saw an email from a very sincere and excited Bianca. She mentioned she had come across my information via Instagram and that her and her husband were looking at purchasing their first home - my specialty!


We set a time to meet for coffee in Golden when I returned state-side and BAM! - questions turned into answers and plans. Though they were still in the research phase of their needs vs. wants, they knew the following items were non-negotiables:


  • 3 Bedrooms

    • (one extra for out of town guests, the other for Bianca's office)

  • 2 Bathrooms

  • Flow to host for holidays

  • Yard to make Watson's dreams come true

  • Updated is ideal/ new build is an option

  • Garage if possible*


Above all they wanted to feel well researched, clear - minded and ready to make the plunge with full confidence when the time came. Their home search brought up lots of homes that were great options at the very beginning and while they loved them, they decided they needed to keep looking - just to make sure they weren't rushing into anything! We checked out a couple of different types of homes, including rowhomes, townhomes and single family homes - with the need for a yard showing itself in that process. We explored the NW side of Denver, in a variety of neighborhoods and after a few weekends of looking, they narrowed in on "the one"!!

Since rates are still on the high side and buyer demand is lower during the fall season/holiday months, this home had not yet sold - despite it being the first one we looked at together! After about three weeks on the market and a couple of price drops, we were feeling confident in our ability to negotiate a "deal" with the seller. With a bit of strategizing with their lender, Jessica, we decided to ask for the full amount of possible concessions [a whopping $27,000+], while still netting the seller her asking price. We submitted the offer with our fingers crossed and were so pleased when the seller was quick to put us under contract!


Bianca and Travis were so excited about this home, as the seller who had recently designed and remodeled it (Tammi) is a designer who's projects they had been following closely. This home, like many of her other remodels, is the perfect mix of charming and modern. Tammi's forte is finding a way to blend the two in absolute harmony and this home is the perfect example of that! With two living spaces, the right number of beds and baths, a yard, AND a garage, it checked all of Bianca and Travis' wish list items.


Once we got under contract, we scheduled inspection and to everyone's surprise, a few items came up that we weren't expecting. Out came my negotiating hat!! It was my job to start a balancing act:

  • Make the list of requests reasonable for the seller/sweet Tammi to handle

  • Ensure the home is safe and a smart investment for Bianca and Travis



Between the two of us, Tammi and I were able to pull together a resolution that made everyone feel good about moving forward and we forged ahead to appraisal! The home value came in right where we needed, Bianca and Travis nailed down their insurance, and the next thing we knew, they were reviewing their final numbers with Jessica at Clear to Close!! Jess and her team managed to get everything sorted out before the holiday, so everyone got to enjoy their Thanksgiving knowing we would close smoothly the next week. (A+ Jessica and company!)


While this transaction required a bit of ping-ponging ideas and string-pulling, it was pretty cool to see a property transfer hands with the hard work and determination of everyone involved. Fairness was above all for all parties, and it showed on closing day!
