Lauren and Felix knew exactly what they wanted, and once they sold their townhome with our team, they were prepared to find the perfect single-family-home and snag it off the market.
By now you know that Felix and Lauren came to me through an amazing and so genuinely valued referral connection. (Read Kaite and Dylan's story here!) After we sold their townhome together, they were ready to jump head-first into their home search. They were pre-qualified based on what their first investment gained in equity and appreciation and they decided to set their search up with the following criteria:

Lauren and Felix's ideal home criteria brought up a good number of options in a variety of different neighborhoods. The neighborhood the home is in, how many parks are nearby, and how loud the road noise is can be just as important as the home itself. While looking at different properties in different areas, we considered things like:
How often does this area get hail storms?
How close is the home to a major road and what is the traffic like on the street?
Once we found a property that looked like it was a decent contender, we put in an offer! We came out on top and got busy booking the inspector right away. When the report came back, there were a few items on which we needed clarity from specific vendors.
Unfortunately, the sellers were not cooperative in scheduling the vendors, and without more information on their concerning items, Felix and Lauren ultimately (and wisely) decided to terminate the transaction.
And so we were back to the drawing board! As more homes came on the market, Lauren and Felix felt like they had an even better understanding of how to go about the purchase process. And when the perfect home came up for sale (and I mean, it's a good thing the first one didn't work out, because this was meant to be their home), we were able to jump on it with fervor and confidence. Super well maintained, with the perfect layout, and in a neighborhood that was ideal for them, this home checked all of their boxes and more! We bid against a few other offers and with a few sly strategies on the part of myself and their lender, we were able to win the home!
We met the inspector at the home shortly after going under contract and she walked us through the minor items she had come across. Her report then gave Lauren and Felix a fantastic checklist of to-do items as new homeowners, ensuring their home is in even better shape after closing.
After getting the inspection report back, we requested that the seller ensure that the sump pump was functional and install a radon mitigation system, and we ended up with a 50/50 return. The seller agreed to make sure the sump pump was functional and Lauren and Felix decided to mitigate the radon after closing.
Once Bryson ran their final loan numbers and confirmed that it looked exactly as he had planned in his estimates, we scheduled closing and readied the limo!
It was such a joy to guide these two through their first single-family home purchase. And while it wasn't the first time they had purchased real estate, they were still able to learn new strategies and implement them to ascertain their dream home!
Congratulations again, Felix and Lauren! Your preparation and ability to work together seamlessly gave you a leg up in winning this special property against the other folks who bid on it. There is no doubt in my mind that you ended up exactly where you were supposed to be. The team and I hope that you and the pups will enjoy your special new space for years to come!
